HOUSE RULES & RENTAL TERMS Thank you for reviewing before booking 🚗 Parking & Transportation Parking is limited to a maximum of three (3) vehicles total. Vehicles must be parked only in the driveway. Golf carts, trailers, and specialty vehicles are not permitted anywhere on the property or in the neighborhood. Please do not park on grass, streets, or sidewalks. Vehicles parked improperly may be subject to towing or fines at the vehicle owner’s expense. 🚭 Smoking & Vaping Policy This is a non-smoking, non-vaping property. Smoking or vaping of any kind is not permitted anywhere on the property, including porches and the driveway. This includes cigarettes, cigars, e-cigarettes, vaping devices, marijuana, or similar substances. The home is equipped with cigarette and vape detection monitors for guest comfort and property protection. Detection of smoking or vaping may result in immediate eviction without refund, as it constitutes a breach of the rental agreement. ⏰ Quiet Hours & Check-In Quiet Hours: 10:00 PM – 8:00 AM Check-in: After 4:00 PM CST Check-out: 9:00 AM CST Early check-in or late check-out is not available. 1. Booking Requirements Please message us prior to booking so we can confirm the home is a good fit for your stay. Property Use & Guest Limits You are staying in our privately owned beach home, which we enjoy personally throughout the year. Please treat the home with care and respect. Be mindful of our neighbors, including families and children. Parties, large gatherings, bachelor or bachelorette groups are not permitted. No items may be thrown into the yard, pool, or neighboring properties. Wedding-related events require prior written approval. Maximum Occupancy: The home accommodates a maximum of sixteen (16) guests total, including children and visitors. This limit applies at all times, day and night, and is strictly enforced. 3. Signage & Decorations No interior or exterior signage, banners, or decorations may be attached to the property. 4. Housekeeping & Provided Amenities Linens and bath towels are provided. Daily or weekly housekeeping is not included but may be arranged for an additional fee. Beach towels are provided for your convenience—please leave white bath towels in the home. Beach chairs and umbrellas are offered as a courtesy; damaged or missing items may require replacement. 5. Damage Protection Accidental damage may be covered through our Property Protection Program. Any damage must be reported promptly and prior to checkout. Guests remain responsible for damages not covered by the program or exceeding coverage limits. Charges may be applied to the credit card on file when applicable. 6. Cancellation & Travel Insurance All reservations are non-refundable and subject to Airbnb’s cancellation policy. No refunds are provided for cancellations, shortened stays, date changes, or weather-related disruptions, including hurricanes. We strongly recommend purchasing travel insurance. 7. Pet Policy Pets are not permitted on the property. Evidence of pets may result in additional charges or termination of the stay. 8. Pool Use Pool access is limited to registered guests only. There is no lifeguard on duty; use of the pool is at your own risk. Guests assume full responsibility for pool safety and supervision. 9. Accuracy of Reservations Reservations made under false or misleading information may be canceled or terminated without refund. 10. Illegal Activity Illegal activity, drugs, or contraband are not permitted on the premises. Any violations may result in immediate eviction and notification of authorities. 11. Sewer System Care Please flush only toilet paper. Do not flush wipes, feminine products, paper towels, or similar items. Improper use resulting in clogs may result in repair charges. 12. Maintenance & Service The home will be clean and in working order at check-in. While we cannot guarantee uninterrupted utilities or services outside our control, we will make every reasonable effort to address issues reported during your stay. Issues must be reported promptly to allow us the opportunity to assist. 13. Liability Guests assume all risk associated with use of the property and its amenities. Owners are not responsible for accidents, injuries, illness, or loss of personal belongings. 14. Owner Access The owners reserve the right to enter the property with reasonable notice, or immediately if safety, damage, or occupancy concerns arise. 15. Final Agreement By proceeding with your reservation, you acknowledge that you have read and agree to these house rules and rental terms, including occupancy limits, cancellation policy, damage responsibility, and hold-harmless provisions.
